What Makes a Good Rental Property?

Filed in Investing in Real Estate

An investment property can look great on paper and still be the wrong investment.

The purchase price is only one number.

A strong rental property needs to work for the tenant, the investor, and the long-term plan.

Start With the Tenant

Before buying, ask a simple question:

Who is likely to rent this property?

A family has different priorities from a young professional. A commuter may value GO Transit access. A family may prioritize bedrooms, schools, storage, and outdoor space.

Understanding your future tenant helps you evaluate the property more clearly.

Location Still Matters

Rental demand is closely connected to convenience.

Transit, highways, employment, schools, shopping, parks, and everyday amenities can all influence how attractive a property is to tenants.

But don’t pay for a location without understanding whether the expected rent supports the purchase price.

Run the Real Numbers

Monthly rent is only one side of the equation.

Investors should consider mortgage payments, property taxes, insurance, condo fees, maintenance, repairs, and possible vacancy periods.

A property isn’t automatically a good investment because someone is willing to rent it.

Consider the Property Type

Condos may require less exterior maintenance but include monthly condo fees.

Freehold properties may provide more control and space, but they can also bring greater maintenance responsibilities.

Homes with legal additional living space may offer different possibilities, depending on the property and local regulations.

Each option should be evaluated individually.

Think Beyond Today’s Rent

Real estate investing is usually a long-term decision.

Consider how easily the property could be rented again, who might buy it from you in the future, and whether the neighbourhood supports your long-term strategy.

A good investment should make sense beyond year one.

Don’t Buy on Emotion

This can be difficult.

A beautiful kitchen or impressive staging can make a property feel like a great purchase.

But investment properties should be evaluated differently from personal homes.

The numbers need to work first.

The Bottom Line

A good rental property isn’t simply a home in a desirable neighbourhood.

It’s a property with a clear tenant, realistic expenses, strong location fundamentals, and a strategy behind the purchase.

Buy the investment.

Not just the property.
